Stamped concrete is not high-maintenance in absolute terms — it's a few hours a year plus a weekend every second or third year. What it is, is unforgiving of being ignored. A neglected plain grey slab looks like a slightly dirty plain grey slab. A neglected stamped patio looks obviously neglected, because the colour flattens, the release-agent contrast washes out, and the pattern loses the shadow depth that made it convincing.
Everything below comes back to one thing: the sealer. On stamped work the sealer isn't just protection, it's part of the finish. Colour depth, sheen, and the contrast between the high points and the grout lines all depend on it. Which is why the resealing interval is the one item on this list that genuinely isn't optional.

How to tell when it needs resealing
The calendar is a guide; the surface is the authority. Three tests tell you where you are.
The water test: pour a cup of water on the surface. If it beads and sits, the sealer is intact. If it soaks in and darkens the concrete within a few seconds, the sealer has worn through there.
The colour test: compare a traffic route to an area under a planter or a piece of furniture that hasn't moved. If the sheltered area is noticeably richer, the exposed area has lost sealer.
The touch test: run a hand across it. A sealed surface feels slightly slick and continuous; an unsealed one feels open and slightly chalky.
It's completely normal for these to give different answers in different places on the same patio. Resealing the whole surface is still the right approach — spot-sealing produces visible sheen differences.
Resealing, done properly
A reasonable DIY job on a patio if you're methodical. The failures are nearly all in preparation and in applying too much.
Choose the weather window
Dry, 50–90°F, no rain forecast for 24 hours, and out of direct midday sun if possible. Sealer applied to a hot slab flashes off before it can penetrate.
Clean thoroughly
A concrete-safe cleaner and a stiff broom. If pressure washing, use a 25–40 degree fan tip, keep it a foot back and moving. Remove all organic growth, grease, and loose material.
Let it dry completely
At least 24 hours, and longer after a wet spell. Concrete holds moisture far longer than the surface suggests, and sealing over damp concrete is the number one cause of a cloudy white result.
Repair before sealing
Fill cracks and re-caulk joints first. Sealing over an open crack locks water into it.
Apply two thin coats
Roller or pump sprayer, working in one direction, thin and even. Then a second coat perpendicular to the first once the surface is touch-dry. Two thin coats always outperform one heavy one.
Add grit if there's any slip risk
A fine polymer grit additive mixed into the final coat. Essential on slopes, steps, and anywhere near water. It's invisible underfoot.
Keep off it while it cures
Foot traffic after 24 hours, furniture after 48, vehicles after 72. Rushing this leaves permanent marks in the film.

Protecting it day to day
A few small habits prevent most of the damage we see on decorative surfaces.
Put felt or rubber pads on furniture feet. Metal chair legs dragged across sealed concrete scratch the film, and those scratches show as pale lines in low sun.
Move planters occasionally. A pot left in one spot for a year holds moisture underneath, which causes discolouration and can leave a permanent ring. Pot feet solve it entirely.
Keep fire pits and chimineas on a pad or stand. Direct high heat can scorch sealer and, in extreme cases, spall the concrete surface beneath.
And keep sprinklers off it. Repeated wetting, particularly with hard water, deposits minerals and produces exactly the kind of chalky white staining that's hardest to remove from a textured surface.
Restoring stamped concrete that's been neglected
If a stamped patio hasn't been touched in a decade, it's rarely as bad as it looks. The concrete is almost certainly fine; what's failed is the finish.
The typical restoration is: strip whatever remains of the old sealer, deep clean, repair cracks and joints, apply an accent stain to restore colour depth, then two coats of new sealer with a grit additive. That's usually a fraction of the cost of resurfacing and produces a result close to the original.
Where it doesn't work is if the surface itself has failed — spalling, delamination, or a coloured layer that's worn through to grey concrete underneath across large areas. At that point a stamped overlay or replacement is the honest answer, and any contractor telling you a sealer will fix visible spalling is selling you a year of improvement.
