ADU Foundation Work
Every ADU Starts With a Foundation Decision
California's ADU law has made backyard cottages, garage conversions, and attached secondary units routine across the Bay Area — and every one of them starts with a concrete decision. Foundation type, bearing capacity, drainage, and seismic detailing all have to be resolved before framing starts. Get them right and the structure performs for decades. Get them wrong and you're looking at settlement, moisture problems, or a failed inspection at the worst possible time.
ADU foundations differ from standard residential foundation work in a few important ways. The footprint is smaller, which changes the load geometry. Garage conversions usually have an existing slab that may or may not be usable. Hillside and infill lots have access constraints and soil conditions that require a soils report, not an assumption. And the permit and engineer requirements for ADUs are specific — not the same form or the same threshold as a house addition.

Slab vs. Pier-and-Grade-Beam: The Main Decision
Most ADUs use one of two foundation types. Which one fits depends on soil, slope, and what the structure above it will weigh.
Slab-on-Grade
- Fastest to build and least expensive in good soil conditions
- The right choice on flat or gently sloping lots with stable, non-expansive soil
- Requires a vapor barrier and proper sub-base compaction — moisture problems start below the slab
- Post-tension or stiffened slab design often required on Bay Area clay soils
- Plumbing is cast in or under the slab before the pour — changes later are invasive
Pier-and-Grade-Beam
- Spans over poor soil — individual piers reach competent bearing, grade beam distributes loads between them
- Required on hillside lots, lots with significant fill, or where expansive clay makes a slab high-risk
- Higher cost and longer schedule than a slab — offset by not having to import and compact fill
- Plumbing runs under the grade beam rather than in concrete, so post-build access is easier
- Engineer of record always required; designed for the specific soil conditions, not a standard detail
Garage Conversion Foundations — What We Actually Check
Converting a garage to an ADU doesn't automatically mean the slab has to come out. But it doesn't automatically mean it can stay, either.
Slab may be reusable when
- Thickness is 4 inches or more and reinforcement is present
- No active settling, heaving, or drainage problems under the slab
- The slab surface is level within the tolerance the finish floor allows
- No major cracks wider than about 1/4 inch running through structural areas
- City's ADU conversion requirements don't mandate a fresh pour
New slab is required when
- Existing slab is unreinforced and less than 4 inches (common in older garages)
- Active settlement or differential heaving is visible
- The slab doesn't drain away from the structure — a habitability issue in a living space
- Thickened edge footings are needed for the new wall framing loads
- A raised floor system changes the load path and requires new bearing
How an ADU Foundation Project Runs
The engineering step is what most people underestimate on schedule. Plan four to six weeks for design and permit before any concrete gets placed.
Site assessment and soils review
We look at the lot — slope, drainage, visible soil conditions — and review any existing soils report. Where soil conditions are unknown or problematic, we coordinate a geotechnical investigation before finalizing foundation type. This is the step that prevents surprises during excavation.
Structural engineer engagement
ADU foundations require a licensed structural engineer's design and wet stamp. We work with engineers familiar with Bay Area soils and seismic requirements rather than leaving you to find one separately. The engineer's design drives everything that follows.
Permit submission and approval
The structural drawings go to the city's building department. Processing times vary — some Bay Area cities have ADU fast-track programs, others run four to eight weeks for plan check. We track this so you know where you are.
Excavation and grading
For a slab, the sub-base is excavated to the specified depth, compacted in lifts, and graded for drainage. For pier-and-grade-beam work, pier holes are drilled to the depth and diameter the engineer specified — not estimated from a standard chart.
Reinforcement and form-set
Rebar is placed, tied, and chaired to the engineer's spacing. Edge forms set the slab geometry. For a pier-and-grade-beam, the piers are poured first, then the grade beam forms are set between them.
Pour, cure, and inspection
Concrete is placed and consolidated, finished to the required tolerance, and cured properly before framing loads are placed on it. City inspections happen at reinforcement before the pour and at completion before the building permit progresses.

Every ADU Foundation Needs a Permit and a Licensed Engineer
No exceptions in our service area. California's ADU law streamlined entitlements for the unit itself, but the structural foundation work requires a building permit and stamped engineering drawings in every Bay Area city. Any contractor offering to build your ADU foundation without permits or engineering is skipping steps that protect the structure and expose you to liability when you sell.
