Polished concrete lasts significantly longer and doesn't peel — it's the slab itself, ground and densified, so there's no coating to delaminate. Epoxy is faster to install and costs less upfront, but it peels when moisture pushes up from below, chips under hot tires, and has to be re-done every five to ten years. For a garage that will see regular use, polished concrete outperforms epoxy over any period longer than a few years.

Most garage floor searches lead to epoxy content because epoxy has a large marketing budget and relatively low installation cost — it's sold as a weekend DIY project in big-box stores and as a professional upgrade by specialty coatings companies. Polished concrete gets less attention online because it's not a coatings product; it's a process applied to the slab you already have, and there's less margin in it for content marketing.

The result is that most homeowners making a garage floor decision have seen a lot of epoxy marketing and very little honest comparison. This guide is the comparison.

Epoxy vs. Polished Concrete

Epoxy Floor Coating

A resin coating applied over the concrete surface. Available in solid colors, metallic systems, and flake/chip broadcast finishes.

  • Hot tire pickup: tires warm up under braking and peel the coating when parked; a frequent complaint on driveways and attached garages
  • Finite lifespan: even well-installed epoxy typically needs re-coating every five to ten years
  • Surface preparation is critical and often skipped — epoxy over a dusty or contaminated slab fails within a year
  • Repairs are obvious — patching epoxy rarely matches the original, and full re-coats are needed for a uniform look

Polished Concrete

The existing slab is ground progressively finer with diamond tooling, densified with a silicate, and burnished to the desired gloss level. No coating is added.

Pros

  • Permanent — there's no film to peel, chip, or delaminate because the finish IS the concrete
  • No hot tire pickup, no delamination from moisture vapor
  • Gloss is maintained by periodic repolishing — much less disruptive than a full re-coat
  • Stops concrete dusting permanently
  • Can be as matte or as glossy as the homeowner wants — not limited to one look

Cons

  • Higher upfront cost — $5–$12 per square foot depending on slab condition and desired finish level
  • Requires a sound, intact slab — heavy pitting, large cracks, and significant contamination need to be addressed first
  • Cannot dramatically change the concrete's color without adding a dye or stain over the polish
  • Not DIY-able — diamond grinding requires professional equipment and experience; a wrong pass removes material permanently

Before Choosing Either Option

Two tests that change the answer for many Bay Area garages.

  • Do a moisture vapor emission test: tape a piece of plastic sheeting to the slab for 24 hours and check for condensation. Visible moisture means epoxy is high-risk.
  • Check slab thickness and condition: tap with a hammer across the surface — hollow spots indicate delamination from a previous coating or old base failure. Both need to be addressed before any new finish.
  • If the slab has significant cracks, decide whether to repair first or use the coating to straddle them — cracks telegraph through both epoxy and polished concrete in their own ways.
  • Consider how long you plan to own the property. Polished concrete is a 30-year decision; epoxy is a 5-year decision. They answer different questions.
