San Jose is the largest city we work in, and it's really a collection of very different neighborhoods that happen to share a city limit. A 1920s bungalow in Willow Glen and a 1990s tract home in Evergreen present completely different concrete problems, and the approach that's right for one is often wrong for the other.

That range is the defining fact of working here. In the older central neighborhoods we're mostly replacing original concrete that has reached the end of a long life, working around mature street trees and narrow side yards. Out in the newer valleys we're more often dealing with settlement on engineered fill, or homeowners upgrading a builder-grade slab into something they actually want to look at.

Property Styles Across San Jose

The city's housing runs from pre-war bungalows and Spanish revival homes near downtown, through vast tracts of 1950s and 60s ranch houses across the mid-city, to the master-planned subdivisions of Almaden Valley, Evergreen, and Silver Creek built from the seventies onward. Each era brought its own driveway width, garage placement, and original slab thickness — and the older the concrete, the more likely it was poured before anyone was thinking about the vehicles we drive now.

Ground Conditions and Site Considerations

Most of San Jose sits on the flat alluvial floor of the Santa Clara Valley, which makes for straightforward site work across much of the city. The edges are different: properties climbing toward the Almaden and Evergreen foothills bring slope, drainage complexity, and retaining considerations, and parts of the valley floor sit on clay soils that expand and contract enough through the seasons to move a slab that wasn't built to handle it.

How San Jose Weather Affects the Work

San Jose gets the driest, warmest weather in the Bay Area's core — sheltered from coastal fog by the Santa Cruz Mountains and reliably hot through the summer. That's excellent for scheduling and hard on curing. Slabs poured in July and August lose surface moisture quickly, so we plan around morning pours and active curing to keep the concrete from drying before it has properly gained strength.

Original driveways past their service life

Thousands of mid-century homes still have their original driveway, poured thinner than modern standards and never reinforced for today's vehicle weights. They typically fail at the apron and along the garage approach first.

Street tree root heave

Willow Glen, the Rose Garden, and Naglee Park have beautiful mature street trees and the lifted, cracked sidewalk panels that come with them. Fixing the panel without addressing the root just resets the clock.

Settlement over utility trenches

Older neighborhoods have decades of accumulated utility work under the driveway and walkway. Backfilled trenches that were never properly compacted show up years later as a settled strip across the slab.

How We Build Concrete That Survives This Ground

Whatever the soil does in San Jose, the answer is the same in principle: build the layers under the slab properly and design for the movement rather than hoping it doesn't happen.

What happens when a layer gets skipped

    Concrete slab

    3,000–4,000 PSI · 4" home, 6"+ vehicles

    Four inches under a delivery truck cracks, every time. Thickness has to match the heaviest thing that will ever sit on it — not the family car.

    Reinforcement

    #4 rebar at 18" centres, chaired

    Rebar lying on the base does nothing at all. It has to sit in the slab's middle third, where it can hold a crack closed instead of watching one open.

    Vapour barrier

    10-mil sheeting under interior slabs

    Without it, ground moisture wicks up through the concrete. That delaminates coatings, lifts flooring, and leaves a garage or shop slab that never fully dries.

    Aggregate base

    Crushed Class 2 rock, 4–6" in lifts

    Pour straight onto soil and water has nowhere to drain. It collects under the slab, softens the ground, and the support the slab was designed around disappears.

    Compacted subgrade

    Graded to fall, compacted to 90–95%

    Skip the compaction and the slab settles unevenly within a few wet seasons. One side drops, a crack opens across the difference, and no surface repair will hold it.

A driveway poured at three and a half inches on uncompacted native soil, cracked through in three places and settling toward the garage. Replacement went in at five inches over six inches of compacted Class 2 base, with rebar chaired into the slab and the fall reversed away from the house.

Reseal on a schedule

Every 2–3 years

Decorative and stamped work every two years, plain flatwork every three. Waiting until it looks tired means it has already been absorbing water for a season.

Clear and refill the control joints

Annually

Joints exist so the slab cracks where you chose. Packed with grit and weeds they stop working, and the slab cracks somewhere you didn't choose.

Check drainage before the wet season

Each autumn

Confirm downspouts discharge past the concrete and soil hasn't built up above the slab edge. Most local concrete failures are water failures first.

Clean oil and rust quickly

As it happens

Petroleum breaks down the surface paste and rust penetrates deep enough to become permanent. Degreaser and a stiff brush within a few days is enough.
